Kent East Hill homes for sale: lake days, trail walks and a little more room
If Bellevue, Kirkland or Renton prices have you wondering where your budget actually fits, take a drive up the hill from downtown Kent. Kent's East Hill is a big, established stretch of neighborhoods in South King County, with family streets, yards, and two of the city's best-loved parks within a short drive of most front doors.
It's the kind of place where an ordinary week feels easy: errands close by, a park for the kids after school, and a quiet street to come home to.
Kent East Hill parks: Lake Meridian Park and Clark Lake Park
Lake Meridian Park, at 14800 SE 272nd St, is the city's go-to summer spot. The City of Kent lists a designated swimming beach, a fishing dock, a boat launch, a ship-themed playground, a paved walking path, a picnic shelter and a self-service kayak and paddleboard rental kiosk, and the Kent Reporter notes the city's summer concert series is held there. (There are no lifeguards on duty for the 2026 season, so swim with care.)
Clark Lake Park, at SE 240th St and 127th Ave SE, is the quieter counterpart: about 154 acres of open meadows, wooded groves, walking trails and a wood pier for fishing or bird watching. North Meridian Park & Playfields, at 22828 120th Ave SE, adds baseball, softball and cricket fields plus wooded trails.
Getting around from Kent's East Hill
SR-18 and SR-167 are the main drive routes for many East Hill commutes, and down in the valley, Kent Station is a stop on Sound Transit's Sounder S Line toward Seattle and Tacoma, with bus connections at the station. We don't promise commute times, since traffic changes by the hour, so try the drive at the times you'd actually travel before you fall in love with a house.
Buying a home on Kent's East Hill in today's market
Across the Puget Sound, buyers are seeing more homes to choose from in many price ranges, and plenty of sellers are open to a real conversation on price, repairs or terms. That doesn't mean every home sits, because the well-priced ones still move, but it does mean you can take your time, compare streets, and negotiate from a calmer place.
East Hill can be a great fit if you want a yard, parks you'll actually use, and a path to ownership that doesn't require stretching for an Eastside price tag.
