Sales along the water carry a median of $7,900,000, so have the financing conversation early and know what you can commit to before you tour. Twenty homes sold along the water, and the typical one took about 54 days from listing to sale, which is useful only for planning your own calendar. Owning here means the shoreline structures, the dock hardware and the lawn that runs down to the water are all yours to schedule and pay for. Ask what maintenance history the seller can produce for the dock decking, pilings and any lift, and ask who has done the work over the years.
Step back from the frontage and you are on the inland part of the island, where the ground rises and the lake shows up through the windows instead of at the end of the lawn. The water is the view from the back of the house, and it is a boundary nobody can build against. These homes have a median sale of $3,000,000, so if the view matters more to you than the dock, this is the range to budget against. Typical vintage is 1983. Sales here took about 28 days, which is worth knowing when you are timing a move. Trees are the thing to ask about: who owns the ones in the view corridor, and what the city permits when it comes to trimming them.
Lock the door and leave for a season, and the roof, the grounds and the exterior go on being handled without you. That is what the attached side of the island offers: you hold the interior, and everything outside it is shared and paid for through a fee. The median condo sale is $607,500, so you can place your budget against a real number before you tour. Thirty condos sold, and the typical one took about 20 days to change hands. Read the resale certificate and the minutes, ask what the fee covers and what it does not, and ask whether any assessment has been discussed for the building's exterior or common systems.
The typical Mercer Island home was built in 1973, with the middle of the stock falling between 1963 and 1997. Assume the major systems have already been through at least one replacement and make your question when, not whether: ask for dates on the roof, the furnace, the water heater and the electrical panel, and budget from those dates rather than from the year on the listing. Then use the development names to orient yourself once you know where a specific house sits.
