Redmond spreads across the valley floor and the rises above it, and the homes for sale here come in two distinct forms. One is attached: you own the interior, and the roof, siding and grounds are held in common and paid for through a fee. The other is a parcel of your own, where the structure and everything around it is yours to schedule, budget and repair. Neither is the default answer. They are different kinds of ownership with different weekly demands, and Homes Northwest works this area closely enough to tell you what each one actually asks of the person holding the keys. Start with the form of ownership, then narrow to the house.
Stay ahead with real-time updates — no searching required.
The fork is simple to state and slower to resolve: a condo, or a single family house. Shopping them feels nothing alike. On the detached side, the listing you like is one other people are also looking at, so plan to tour quickly, keep your financing ready, and be prepared to decide on the day rather than after a second weekend of thinking. On the condo side you get a wider field and more room to breathe. You can see several, compare them properly, sit with the floor plans, and come back to the one that held up. Same town, two entirely different rhythms of searching.
Nothing past your own front door is yours to organize here, which means you can be gone for months and return to a building that was looked after without you. No roof to schedule, no gutters, no exterior paint cycle, no landscaping to hand off before a trip. The median condo sale runs $750,000 across 222 sales, with about 34 days from listing to close and stock typically built in 1987. What you hold is the interior: the walls, the finishes, the systems inside your unit, and a share of everything beyond. Living with it means shared corridors, common entries, and neighbors on the other side of a wall, and a home you can lock and leave in an afternoon.
There is no architectural committee to satisfy on a detached parcel: permits and setbacks still apply, but nobody down the street gets a vote on how you renovate. That is the real difference in owning the whole lot. The median single family sale here is $1,537,500 across 612 sales, with a typical build year of 1999 and about 14 days between listing and close. Once it is yours, the roof, the siding, the driveway, the drainage and the yard all run on your calendar and your budget. Nothing gets deferred by a board vote. You decide when the gutters get cleared, where the fence goes, and how much of the lot stays lawn.

A new build arrives finished and warranted, which buys you several years with no project running and no contractor in your calendar. That is what the newer end of Redmond offers that older stock does not: systems still under coverage, a roof with its full life ahead of it, and no queue of first replacements waiting on you. New construction closes at a median of $1,471,400 across 112 sales, with around 26 days from listing to close. Ask the builder which warranties transfer to you and for how long, since that is the part that follows the house rather than the seller. Day to day, it means the maintenance you do is upkeep, not repair.

The typical Redmond home was built in 1991, with the middle of the range falling between 1977 and 2007. At that age, the first round of big-ticket replacements has usually either happened already or is coming due, so the useful question on any listing is which ones and when, not whether. Among closed sales, the largest single band is $1M to $2M, roughly half of them, and the most common layout sold, four bedrooms, has a median of $1,594,000. Some properties sit inside an association with dues and documents; others sit in no subdivision at all and answer to nobody. Establish which one you are buying before you write. Either way, the furnace, the roof and the water heater have an age, and you will meet it.
Most listings here report a territorial view, with mountain and lake views each showing up in about one in ten. Filtering for one narrows the field fast, so decide early whether it is a requirement or a preference. On schools, the listings themselves name Redmond High for roughly a third and Lake Wash High for about a quarter, with roughly one in ten left for the buyer to verify. At the middle school level, Redmond Middle and Rose Hill Middle each appear on about a quarter, with about one in ten unspecified. These fields are typed by the listing agent, not pulled from district assignment, and boundaries shift, so confirm the current assignment for any specific address with the school district directly.
A handful of names carry real volume here. Education Hill accounts for roughly one in six listings, Union Hill about one in ten, and Redmond Ridge, Downtown Redmond and Trilogy each a small share. Useful to know, but searching by name will miss most of this market: taken together, those names leave out roughly a third of listings outright, and much of the rest sits in smaller communities with no name a buyer would ever think to type into a search box. So build your search on the things that describe the property instead. Property class, price band and frontage will surface homes across the whole area, including the ones that belong to no named community at all.
Homes Northwest works Redmond day in and day out, and that shows up in something plain: when you walk a house together, you get a straight read on what you would be taking on and what you would be handing off. Condos, single family homes and new construction each ask something different of an owner, and the job is helping you sort out which of those trade-offs you actually want to live with rather than talking you toward one. The end of that work is a home that suits how you live and a decision you feel settled about long after the paperwork is done.
