Waterfront is a defined, finite set of addresses, so you are watching a narrow list and judging each one against the last rather than against the market as a whole. The non-waterfront side is the broad pool, where you can hold out for a layout, a year built or a price band and reasonably expect another candidate. Decide which search you are running before you set alerts, because the two ask for different patience.
Juanita's waterfront is a thin band of addresses where the lot, the frontage and the shoreline are as much of the purchase as the house. The typical home along it was built in 1973, and the median sale sits around $2.2 million across 47 sales, so budget from that number and expect the specific stretch of frontage to move it in either direction. Homes here have taken about 26 days to sell, which is useful for planning a move-out and a closing calendar and nothing more. Owning on the water means shoreline structures, bank stabilization and whatever sits between the lawn and the lake are yours to maintain and schedule.
