Juanita is a part of Kirkland built around its green space, with a preserve and park land woven into the area rather than tucked away at its edge. The water is the other thing shaping it, and that is where the real decision starts. Homes for sale here come down to one fork: whether you want to be on the water, or whether you would rather put your money into the house itself somewhere back from it. Homes Northwest works this area listing by listing and knows how those two sides of Juanita differ once you start touring. Read the sections below in order and the choice tends to make itself.
Stay ahead with real-time updates — no searching required.
You are choosing between waterfront homes and everything else in Juanita, and the two behave differently the moment you start searching. Waterfront is a defined, finite set of addresses, so you are watching a narrow list and judging each one against the last rather than against the market as a whole. The non-waterfront side is the broad pool, where you can hold out for a layout, a year built or a price band and reasonably expect another candidate. Decide which search you are running before you set alerts, because the two ask for different patience.
Juanita's waterfront is a thin band of addresses where the lot, the frontage and the shoreline are as much of the purchase as the house. The typical home along it was built in 1973, and the median sale sits around $2.2 million across 47 sales, so budget from that number and expect the specific stretch of frontage to move it in either direction. Homes here have taken about 26 days to sell, which is useful for planning a move-out and a closing calendar and nothing more. Owning on the water means shoreline structures, bank stabilization and whatever sits between the lawn and the lake are yours to maintain and schedule.
The typical Juanita home was built in 1983, with the middle of the stock falling between 1977 and 1999. At that age, showing well and being up to date are two different things, so ask for dates on the roof, the air handler and the windows rather than judging by the finishes. The most common layout sold is a three bedroom, with a median of $1,052,000, which is a fair place to locate yourself before you tour. The largest single band of sales lands between $1 million and $2 million, roughly a third of them, though plenty close on either side of it. More than half of what is listed is single family; roughly a third is condo, where you own the interior and share the exterior through a fee. Find out what that fee covers and how it is set. And establish early whether a given property answers to an association with rules and recorded documents, or to nothing at all because it sits in no subdivision. Both are normal here; they are just different terms.
Nearly all homes here look out on a territorial view, meaning trees, rooflines and the lay of the land rather than open water. About one in ten has a lake view and about one in ten looks at mountains, with a small share facing the city, so if a view is a requirement, treat it as the filter that narrows your list first. Juanita Beach Park is in Juanita, worth knowing about when you are weighing a listing with no green space of its own. On schools, the listings report Finn Hill Middle for roughly a third and Kamiakin Middle for about a quarter, with roughly a third left for the buyer to verify; Juanita High for more than half, Lake Wash High for a small share; and Bell Elem for roughly a third with Keller Elem for about a quarter. These are fields typed by listing agents, not district assignments, and boundaries change. Confirm the current assignment for any specific address with the school district itself.
Two names show up often enough to be worth typing into a search box. Juanita itself accounts for more than half of listings, and Forbes Creek about one in ten. Everything else is scattered across smaller communities with no name a buyer would think to look up, which is why a name-based search misses most of this market. Shop that way and you will never see the listings that never carried a community label in the first place. The filters that actually work here are frontage, property class and price band. Decide whether you want water frontage, decide whether you want a house or an attached home, set the band you can live with, and let the results come from wherever in Juanita they happen to sit.
Homes Northwest works Juanita week in and week out, and the practical value of that is simple: we know how these listings are put together, which ones sit on water and which ones only look like they might, and we can walk a house with you and help you ask the right questions of it before you write anything. That is most of the job. The decision itself stays yours, and it comes down to the same fork this page opened on: a waterfront home, or one of the many homes here that is not on the water. Both are real choices in Juanita, and you only need to be sure which one you are actually buying.
