North Bend is a valley town in the Cascade foothills, and what it is built around is the land itself: protected parkland and preserve ground that sets the edges of where houses can go. A layer of local history sits alongside that, in preserved sites and a museum that record how the town started. The result is a single, fairly consistent market rather than a set of competing property worlds, so the work of buying here is less about picking a category and more about reading individual houses well. Homes Northwest works this area day to day and knows how the homes for sale here differ from one street to the next.
Stay ahead with real-time updates — no searching required.
The newer-built part of town is where a house arrives finished and warranted, which buys you years with no project running and no contractor on the calendar. Nothing to sequence, nothing to budget around, no phase two. That end of the market runs to a median sale of about $1.34 million across 62 sales, so plan your financing around seven figures if this is where you want to land. Homes here typically take around 52 days to sell, which is useful mainly for timing a move-out or a lease end. Ask what the builder warranty actually covers and how long each part of it runs, and get the name of the warranty administrator in writing before you sign anything.
This is the part of town where the outlook is the point, and the houses that sell here are typically built in 2010. The median sale lands around $1.2 million across 182 sales, so budget for the upper end of the valley before you start touring. Homes go from listing to sale in about 11 days. Owning here means a house sized to its site lines, with the exterior, the drive and the grounds all yours to maintain. Ask what the seller has done to the mechanical systems and whether any of the site work, such as retaining or drainage, has been touched since the house went up.
The typical home in North Bend was built in 1997, with the middle of the stock spread between 1981 and 2023. That is the age at which the first round of big-ticket replacements comes due, so have the seller tell you plainly which of them have already happened: roof, furnace, water heater, siding. The most common layout sold is a three-bedroom, at a median of $862,500, which is a fair place to locate yourself before you tour anything. The largest single band of sales lands between $1 million and $2 million. Roughly one in six active listings is land or another non-dwelling property, typically around $425,000, so filter deliberately if you only want a finished house. Governance varies: some homes sit in an association with rules and documents, others sit in no subdivision at all and answer to nobody. Establish which applies to any listing you are serious about. Parcels near trailhead land, Rattlesnake Ledge Hiking Trail among them, are worth checking for access arrangements before you write.
Views are the field buyers filter on most often, and most homes here report a mountain outlook, with territorial views also on most listings. Roughly one in six report a river view, about one in ten fall under see remarks, and a small share look at a lake. A view is a fact about siting: it comes with the glazing that captures it and the grounds that keep it open, both of which are yours to maintain. On schools, listings report North Bend Elem on more than half, Edwin R Opstad Elem on about a quarter, and buyer to verify on roughly one in six. Twin Falls Mid appears on most, with buyer to verify on roughly one in six and Snoqualmie Mid on a small share. Mount Si High appears on most, with buyer to verify again on roughly one in six. These are fields typed in by listing agents, not assignments, and boundaries and stale entries both happen, so confirm the current assignment for any specific address directly with the district.
We work North Bend week in and week out, and that shows up in small, useful ways: walking a house with you and knowing which questions to put to the seller before you write anything, so the answers arrive while you still have room to act on them. New construction is the other kind of purchase a buyer here weighs, and we will sit with you through that one as carefully as any other. What is in front of you now is a decision about vintage, setting and how much of the upkeep you want to own. Take it at your own pace and make the choice you will be glad you made.
