Sammamish is a single-product market: detached houses on the plateau, sold one at a time, with no condo tier or attached alternative running alongside them. The place is built around its protected green space, the preserves and parks that break up the plateau and shape where lots could go. Lake frontage and wooded acreage fill in around them. That makes the homes for sale here fairly consistent in kind and quite varied in size, age and setting, which is where your real decisions get made. Homes Northwest works this area closely, and the sections below walk through what the stock actually looks like before you start touring.
Stay ahead with real-time updates — no searching required.
Once you cross 3,000 square feet on the plateau, the house starts asking more of you in ordinary ways: more roof, more siding, more furnace capacity, more lot to keep after. Recent activity here runs to 247 sales at a median of $2,085,000, typically built in 2001, and homes at this size spent about 18 days on market before selling, which is useful mainly for pacing your own move-out and financing timeline. Budget for scale rather than surprises: cleaning, heating and eventual replacement of finishes all track square footage. If a house this size has been added onto, ask for permit records on the addition.
The shoreline is a small, distinct part of Sammamish: 21 sales, at a median of $4,100,000, with around 40 days between listing and sale, which is worth knowing when you are planning inspections and travel. Owning here means the water is yours to look at every morning and to step down to without asking anyone. It also means you own the bulkhead or the natural bank, any dock and its hardware, and the stairs down a sloped lot. Ask when the dock was last inspected, whether the pilings and any lift have a service history, and how the shoreline itself has been maintained.
The typical Sammamish home was built in 1995, with the middle half falling between 1987 and 2003. At that age, showing well and being current are two different things, so ask for dates on the roof, the air handler and the windows instead of judging by appearance. The most common layout sold is a four-bedroom, at a median of $1,700,000, which is a useful place to locate yourself. The largest single band of closed sales sits between $1 million and $2 million. Governance varies house by house here. Some homes fall under an association with dues, rules and recorded documents; others sit in no subdivision at all and answer to nobody. Establish which applies to any listing you are serious about, and if there is an association, ask what the dues cover and request the documents. There is also a small share of land and non-dwelling listings, typically around $1,138,000, if building is on your mind. Beaver Lake Park is in Sammamish, worth knowing about if a green outlook matters more to you than owning acreage yourself.
Views are the most common filter. Most homes here look out at territorial views, trees and rooflines and open plateau; roughly one in six report a lake view and about one in ten report mountains. A view costs nothing to maintain but it does depend on trees you may not control, so find out who owns the ones in the sightline. On schools, the listings themselves report high schools split roughly a third Skyline High and roughly a third Eastlake High, with a small share left for the buyer to verify. Middle schools report as roughly a third Inglewood Middle, about a quarter Pine Lake Mid, and roughly one in six Beaver Lake Mid. These are fields typed by listing agents, not district assignments, and boundaries change. Confirm the current assignment for a specific address with the school district.
A handful of names show up often enough to search by. East Lake Sammamish accounts for about one in ten listings, with Klahanie, Pine Lake, Trossachs and Plateau each holding a small share. Those names are useful when you already know one and want to watch it. What they will not do is show you the market. Listings that none of those names cover make up roughly a third of what is available, and the rest of the homes for sale here sit in smaller communities with no name a buyer would think to type into a search box. Filter on frontage, property class or price band instead, and treat the development name as a detail you note once you have found the house.
We know Sammamish house by house, which mostly shows up in small ways: reading a listing sheet and knowing which fields to trust, which to verify, and which questions to ask the seller before you spend money on an inspection. That saves you time and sometimes saves you a purchase. The decision in front of you is the size and setting you actually want, whether that is a large plateau house well over 3,000 square feet or something on the water. Take the time to sit with that choice. It is the one that shapes everything else about your search here.
