Recent activity here runs to 247 sales at a median of $2,085,000, typically built in 2001, and homes at this size spent about 18 days on market before selling, which is useful mainly for pacing your own move-out and financing timeline. Budget for scale rather than surprises: cleaning, heating and eventual replacement of finishes all track square footage. If a house this size has been added onto, ask for permit records on the addition.
The shoreline is a small, distinct part of Sammamish: 21 sales, at a median of $4,100,000, with around 40 days between listing and sale, which is worth knowing when you are planning inspections and travel. Owning here means the water is yours to look at every morning and to step down to without asking anyone. It also means you own the bulkhead or the natural bank, any dock and its hardware, and the stairs down a sloped lot. Ask when the dock was last inspected, whether the pilings and any lift have a service history, and how the shoreline itself has been maintained.
The typical Sammamish home was built in 1995, with the middle half falling between 1987 and 2003. At that age, showing well and being current are two different things, so ask for dates on the roof, the air handler and the windows instead of judging by appearance.
